Residential and rural services include consultancy advice informed by market trends through to helping you buy and sell your home, development, farm, or estate.

Our commercial offering ranges from the management of rental properties, acquisition and disposal advice, occupier services, and sourcing land for new development projects.

Commercial Advisory

Issue K. Properties represents both landlords and tenants on rent reviews and lease renewals for various types of commercial premises.

Our commercial landlord & tenant service includes: advice on property rental values; obtaining relevant comparable information through research and investigation providing a report outlining our opinions and advice; representation in negotiations for lease renewals and rent reviews; and acting as arbitrators or independent experts in conjunction with lawyers if the matters are taken to court.

Modern commercial leases usually provide for rent reviews at regular intervals, often every five years and in an upwards direction only. Our commercial lease advisory service normally includes providing impartial advice on the rental value of the premises at the valuation date. We then inspect the property and carry out all comparable research to understand the market value. Finally, we provide a comprehensive report to the client, outlining our opinion of rental value and our advice for the negotiations.

Residential Management

We help landlords manage their property, whether that’s helping them understand real estate legislation, finding and screening tenants, or managing their day-to-day operations .

Our residential management team can manage your property throughout the renting process; from organizing inventories and arranging for properties to be cleaned pre-tenancy, right through to handling deposit negotiations once the tenancy has come to an end.

During the tenancy, we liaise with utility suppliers and arrange repairs, maintenance works, and safety reports on your behalf, as well as organize payment of outgoings such as security deposit and service charges.

We also have dedicated people who specialize in negotiating the renewal of your tenancy, who can provide advice on the current market trends and rental rates, provide comparable evidence, arrange for a re-appraisal of your property where appropriate, and negotiate with the tenant on your behalf.

Our out of hours emergency team ensures that we are contactable 24 hours, 365 days a year.

 

Asset Management

Issue K. Properties provides a dedicated asset management consultancy service to help develop strategy, create a framework for decision-making, and provide information for property options appraisals.

Our team works with clients to develop a robust active asset management strategy to help achieve value for money, plan for the long term renewal of the stock and to better communicate the approach to tenants, staff, board, and stakeholders.

We apply a unique decision support tool for active asset management, allowing landlords to identify poorly performing assets and examine the options available to deliver the best outcomes for themselves and their tenants. We also advise on managing risk and long-term strategies for improving performance as well as providing support throughout detailed options appraisals.
